Extension Spring Replacement in Freelton

The opener groans on the way up and the door slams the last foot on the way down, hard enough to rattle the windows. The motor is the same one it always was; something in the springs has stopped doing its share.

  1. When a spring breaks, the safe approach for the household is to leave the door where it is, keep people and vehicles clear, and avoid running the opener, which can damage the top section, the trolley or the gear drive.

  2. Pull the manual release only when the door is fully closed unless a technician asks otherwise; a door disconnected while partly open can move on its own if the springs are out of balance.

  3. Never drive a vehicle at a closed door to get out; the door collapses and the stored tension in the counterbalance is released. Use the release, the outside key release, or a technician.

In plain words

Every extension spring should carry a containment cable, and replacement is the moment to make sure yours do. A containment cable runs through the centre of the spring and is anchored at both ends, to the rear hanger and to the bracket at the front of the track. It does no lifting; its purpose is to hold a spring that breaks so the pieces stay on the cable. Many older doors predate this practice, which a home inspection checklist checks for. When springs are replaced, new containment cables are fitted with them, which keeps a broken spring's pieces contained, not the door's weight, balance or safety.

Sound familiar?

The home inspector's report on the house you are buying flags the garage door: extension springs with no safety cable running through them, coils showing rust, and a door that sank when he lifted it partway. The seller has never had it looked at.

  1. 1

Torsion or extension, and which extension layout

The technician confirms the counterbalance type before choosing any part. Extension springs hang beside the horizontal tracks, one each side, with a pulley on the front end of each spring and a second, fixed pulley on the track angle near the door opening; the lift cable runs from the bottom corner over both. A torsion system has a spring on a shaft above the opening and belongs to a different service. Extension systems also vary: single or double springs per side on heavier doors, hangers fixed to the ceiling or to the rear track support, and cables that adjust at an S-hook, a clip or an eyebolt. Each affects the parts brought to the job.

  2. 2

    Running the lift cables

Each lift cable starts at the bottom bracket, where its loop goes over the pin or is secured with a clevis pin. From there it runs up the vertical track, over the fixed pulley at the front of the horizontal track, back along the track to the pulley on the end of the spring, around it, and forward again to the S-hook or adjusting clip at the front hanger. The technician keeps the cable seated in each pulley groove and makes sure it passes on the correct side of the containment cable and the track. Cables are renewed if the old ones showed any fraying or rust, and always as a pair of the same length.

  3. 3

Knowing when the next set is due

A standard extension spring is made for a set number of open-and-close cycles, commonly in the ten-thousand range, which on a door used four times a day works out to several years and on a door used twice a week to much longer. Springs age even when idle, as rust does its slow work in an unheated garage. The signs that the set is nearing the end are gradual: the door feels heavier by hand, the opener sounds as if it is working, the door drifts down from halfway, and gaps appear between coils when the door is open. Acting on those signs turns the next replacement into a planned appointment rather than a bang in the night.

What affects the quote

  1. 1

Rollers, hinges and bottom brackets found worn

Cracked roller wheels, split hinges or a bottom bracket rusted at the cable pin are pointed out during the inspection and offered as optional items, since the door is already open and secured.

  2. 2

    Hangers and anchor points

A rear hanger that has loosened, a front bracket bent by a jumped cable, or framing that needs a new anchor point adds fasteners, angle iron and a little time.

  3. 3

Getting the van to the garage

A detached garage down a shared laneway, a rural property or a building with the bay behind a gate takes more time to reach and set up in, and the quote allows for that.

Extension Spring Replacement: questions

Advice · (289) 204-2154

What are the early signs that the springs are wearing out?

The door starts to feel heavier when lifted by hand and the opener sounds as though it is working harder. Released from the opener, the door sinks from halfway instead of holding. With the door open, gaps show between coils that used to sit tight together, or one spring hangs longer than the other. Rust bloom on the coils and a squeal from a pulley round out the list. Any of these is a good time to call.

What information helps when I call?

Whether the springs run along the tracks or sit above the door; whether one is broken, hanging loose or just looks stretched; whether the door is closed, open or stuck partway and level or crooked; roughly how wide and tall the door is and what it is made of; and whether there is a cable running through each spring. A photo taken from inside with the door closed answers most of that at once.

Why does the opener get adjusted after new springs?

Because the door is now much lighter for the opener to move. Over the years, as the old springs weakened, the opener's force setting may have been turned up to keep the door going, and its travel limits were set against a door that sat differently on the floor. Left alone, that extra force would push the newly balanced door too hard. Resetting force and travel, then repeating the reversal tests, matches the opener to the door it now has.

What the census means at the door

61%

Older homes. About 61% of homes in Hamilton were built in 1980 or earlier, according to the 2021 Census.

Older garages tend to have lower headroom and narrower single openings, so replacement doors and openers are chosen to fit the space rather than the other way round. Measuring the header, side room and ceiling depth is the first step on every one of these visits.

56%

A mix of homes. Single-detached houses make up about 56% of homes in Hamilton (2021 Census).

A neighbourhood with a mix of detached houses and townhouses or condos means a technician moves between a wide family double door and a narrow single in a row within the same afternoon. The van carries hardware for both, and each visit is planned for that door.
